Selling Your Home if You’re Behind on Taxes
Hey, it’s Nick. Can I sell my house if we still owe taxes or if someone else owes taxes on it and maybe you inherited that property? That’s not a problem. That’s not something that’s going to stop you from being able to sell the property. Now, those taxes that are due, they have to be made good with usually the county, before they would allow you to complete the sale.
What does that look like?
Well, you do have the option to go and reach out to the county and pay them yourself, but there are other options. Let’s say you’ve got a house, that house is worth $50,000, there’s $10,000 owed in taxes. Well, maybe you don’t want to go give someone your $10,000 to make the taxes at a zero balance. So if you sold the house, let’s say you sold it for $50,000, what will happen is, when you sell it, the company that you sign your papers at, the title company, will take that money that is still owed to the county for taxes, and they will give them the amount that is owed, let’s call it the $10,000, and then you get the $40,000 that’s leftover from the property.
The Big Take-Homes
Yes, you can sell the property. No, you don’t have to pay the taxes before you sell it. As long as the amount of taxes owed isn’t more than the value of the property. If you did have to sell it for less than the taxes owed then there would be money due, which is rarely the case but does happen. You also don’t have to go out and put all that money out of your own pocket. You can find someone who will buy the house, reach out to them, and the delinquent taxes will get paid at the time that you guys close on the property.
If your property is way behind on taxes and you feel like you may lose the house to the county because of the amount due on taxes then you may want to reach out to a local house buying company that can pay cash for your house so you can sell it quickly before things get worse.
