Well, we do pay cash for houses, but we’re not showing up with a handful of paperwork and a bag full of cash…
Any reputable, legitimate house buying company is going to work through a licensed, local, reputable title company. What does that title company do?
They really do two main things. So you take the initial contract, initial paperwork to the title company. Then, they’re going to check for us and they’re going to make sure that whoever’s selling it has the legal right to sell the property, and check for any liens, judgments, things associated with that property that we know about them, so we can take care of them. They also make sure that we are actually paying the money.
So it’s going to go like this. They’ll check for anything associated with the property, and then they’ll help us draw up our documents. The people who are selling the property will sign the documents saying they’d like to sell us their house. We will send the money to the title company, so the title company is going to verify we’ve got all our documents in order, and they’re also going to make sure for the seller that we’ve actually sent the money.
And then once they have both of them, they’re going to basically do like this and they’ll take the documents and they’ll record them for us, making us the owner, and they’ll send the money to the sellers.
Sellers will their money in one of two ways. Usually, it’ll be a wire transfer, so if you want to send it directly to your account, they’ll send it right in there. Or, if you prefer a check, let them know ahead of time and they can cut you a check for whatever your proceeds are for the property that you would like to sell.
So, that’s how it should happen. It should happen at a licensed, reputable title company. We send the money to them, you sign the paperwork, and once they verify that everybody’s done what they’re supposed to do, they will send the money directly to your account, or they’ll cut you a check and you’ll be on your way.
