You may not be sure what all of them are, or what you need to do to fix them but you know that they’re there. You still want to sell the house. Okay. What can you do when you got a property like that? First, you need to find the right buyer. It’s probably an investor. Why is it probably an investor? Two reasons. The first reason is they’re going to be comfortable coming in, diagnosing the problem, fixing the problem, and doing whatever it’s going to take to get that thing back up to where it needs to be.The second part is they’re going to pay you cash so they don’t need inspectors. They don’t need the lenders to come through and say, “It’s okay to buy this property,” because when inspectors come through and then they jot down all the code violations that are in there, well, the lender’s going to then see that and there’s a good chance that lender’s going to say, “Hey, we’re not lending on a property like this.” If it’s a cash transaction, none of that is necessary, doesn’t need to take place.Okay, so the second thing that you need to do, you’ve got to set yourself realistic expectations before you start trying to sell the house. What do I mean by that? I mean, it’s not going to sell for as much as your neighbor’s house that doesn’t have the same issues. If this house is perfect and good-to-go, then someone doesn’t have to come in, figure out the problems, get the permits, fix the house, and re-sell the house. So you want to go in looking for a price that’s more realistic based on your property.If you don’t, what you often find yourself running into is you set this high price and well, nobody wants it, nobody wants it, nobody wants it, and then you just end up spinning your wheels and you’re stuck with the property. You never end up actually selling it.So, the third thing you want to do is when you find the right buyer, you’ve settled on a fair price for both of you, then you want to disclose everything. Why do you do that? You know you’re selling this property as-is. They know that they’re buying this property as is, so document it, disclose it. You don’t want to leave that door open for anybody to ever come back later and say, “Oh, you didn’t tell me about this,” or, “Well, I didn’t know about this problem, and this was here.” Hey, you’re selling the property as is, document it so you just kind of close that door and you can put it behind you.If you do those three things, you got a great chance of selling a property, even if it’s got code violations.
