What will an investor do with my house after buying it?
Well, let me tell you, the first thing we’re going to do is we’re going to get insurance for the property because we’ve just given a bunch of money for that house we want to cover our investment.
The second thing we’re going to do is we’re going to turn on the utilities so that we can start to work on it. So we’re going to turn on the power, turn on the water, get them switched over to our name.
Next, we’re going to start a rehab process, which always starts with our major issues. So if we have major, especially structural issues, such as foundation, major plumbing issues, replace a roof, things like that we’re going to start there and get that done.
If it doesn’t need it, or once we finish that, then we’ll go into the general remodel process where we’ll redo all the interior and painting the exterior, replacing some floors, bringing things back to life, doing all of our updating that needs to be done. And finally, we’ll clean the property and get it ready to market.
What do we do with properties after we buy them? One or two things, we’ll either then resell that property to a family who wants to move in, make it their new home, or we will rent that property to a family who wants to move in and lease that property from us for a certain amount of time. Now, not all investors resell their property, some only keep them as rentals. Some do not rent any properties and sell 100% of their properties. We do both and that will be the two things that typically an investor will do with a property once all the work has been done and once it’s been brought back to life.
So there you have it. If you want to know what an investor will do once they buy your house, that’s a pretty good bet. It’s going to be one of those two things. I hope that helps.
