What should I expect when selling my house to a real estate investor?
Hi, it’s Nick with Sell My San Antonio House. And what should you expect? Well, first thing, you should expect to be treated with respect. And I don’t care who you talk to, and I know there are some bad apples out there, but no matter what your situation, you deserve to be treated with respect. And if they’re not, kick them on down the road and call somebody else who will.
Now, what else should you expect? They’re going to want to talk to you. On the phone, in-person, however you’re comfortable. It’s really just to get a little more information about your situation. What do you really need in the situation? What’s the status of this property that you’re looking to sell?
If that all sounds good, they sound like they might be a fit, then they’re going to want to take a look at the property. It’s just to assess what repairs are needed on the property. Where does it sit in the neighborhood? Is there anything else that should be considered in a cash offer for your property?
After they’ve seen that, they should be able to give you an offer. If not right then, definitely within 24 hours of the time that they’ve seen the property. If not, I don’t know…That’s a little strange. It shouldn’t take them longer than 24 hours.
Now you’ve got your offer, well, you can accept your offer or you can decline the offer, whatever you want to do. Does that offer suit what you need? Great.
Okay. Let’s say you accept the offer, then that paperwork will get signed that you want to sell this property and they should take it over to their title company.
They should have a title company that they work with all the time and that title company will start doing all the prep work and the paperwork to clear the title to make sure that you’re the legal owner and you can sell it. They’re also going to make sure that those folks when it comes time, send over the money to actually pay for the property. How long should all that take? Usually 7 to 14 days, it depends on the situation with the property. Now, do you have to sell it that fast? No. Lots of times people are like, “Hey, I want to sell my house for cash, but I don’t want to close for 30, 45 days.” That’s perfectly fine. Can it be done faster? It can. In every situation? Not always. It’s going to depend on how fast they can get that title work back.
Then, once that happens, when you’re ready to sell you’ll go to the title company, or if needed the title company can send somebody to you to sign your final paperwork, that real estate investor is going to send the money over to the title company. And once everything’s done, your money will be sent to you and they’ll record those documents, making them the owner.
